The Villages in San Jose offers a wide range of social and recreational activities. There is a recreation director on site, and the community publishes a weekly newsletter. Organized trips, on-site entertainment, and crafts are just a few of the activities offered by the association. There is also a 550-acre nature preserve within The Villages.
The community features both a 9-hole golf course and also an 18-hole course, as well as a pro shop and a driving range. At The Villages, homeowners automatically belong to the golf and country club. Membership fees are included in the monthly community association assessment although residents do pay nominal green fees.
The Villages has over 100 organizations, committees, and clubs. The riding club has access to the community stables and seven bridle paths. The Villages’ lakes have over two and one-half miles of shoreline. Four clubhouses provide specialized rooms for those interested in photography, woodworking, and billiards; a library and an auditorium with a stage are also available. Clubhouses range in size from 1,071 square feet to 15,000 square feet.
Homeowners at The Villages automatically receive private golf club membership, use of all recreational facilities, maintenance and operation of community centers, maintenance of private roads, 24-hour security, payment of taxes on all common buildings and grounds, exterior building and street lighting, landscaping maintenance, roof repair and maintenance, trash collection, water services, home exterior maintenance, fire and comprehensive insurance (additional insurance is recommended) and full-time property management.
There are many styles of architecture within the communities’ twelve districts, or villages, but each village neighborhood has one consistent style. Residents also own the cable TV system and only pay a nominal monthly surcharge for basic cable service. Both cable and community television channels are available. The homes are primarily heated by gas sources, and the local municipality provides both sewer waste and water services. All utilities are underground.
There is a community association and membership is automatic. Because this is an age-restricted community, children are not allowed to live in The Villages. There is no restriction on age of visitors, but there are restrictions on the length-of-stay. Pet restrictions follow the local city ordinance.
The association provides exterior building/grounds maintenance for all the recreational facilities and for the condominiums. Most single-family homeowners provide their own building/grounds maintenance. Any proposed exterior modifications must be approved by the Architectural Control Committee. There is also a community garden plot for homeowners to practice their gardening skills.
